Why I'd put this in

This is the one I'd put in. It reads humidity and temperature and kicks on by itself before the mirror fogs, then runs about 20 more minutes after. Nobody has to remember the switch. At 80 CFM it's rated 0.3 sones, quiet enough you'll wonder if it's running. Kids' baths and anywhere somebody takes long showers.

Plan the hidden details.

Your builder's putting a bath fan in. Code makes him. What code doesn't make him do is put in a quiet one, or one that turns itself on. That's the upgrade, and it's easy to ask for while the ceiling's still open.

Sizing

Rule of thumb is 1 CFM per square foot of bathroom, up to about 100 square feet. All three of these flip between 50, 80 and 110 with a switch, so one model covers most baths in the house.
